He is very much local, but with the city sensibility (and deep pool of clients) that make Fresh Air so effective. Comment: When we started looking for a house in the Catskills, we discovered Fresh Air’s online presence and subscribed to Joseph’s emails. We found them helpful enough that we reached out when we were ready to start looking in earnest, and began working with Matt Sabia, who has been a gem among realtors. We found his eye for the pros and cons of homes invaluable — he pointed out the out-of-code foundation of one house we looked at, mentioned the potential issues with the long dirt driveway in winter at another property, and also commented on solid updates and good workmanship where warranted. He never imposed his own tastes on ours, and understood the parameters of what we were looking for in a property. My spouse and I completely trust his judgment.We found a house we wanted to make an offer on but found the price too steep, both for our budget and for the condition of the house. He made a solid but very polite case to the seller for a lower sale price, which they accepted after a couple of back and forths. During the next phase, he gave us excellent referrals for lawyers and inspectors and talked us through the process from offer to closing so we’d know what to expect.As it happens, there was an accident at the property just before closing which threw everything into chaos, as there was a lot of work to be done to remediate the issue before we could close in earnest. Matt and our lawyer helped us navigate a very tricky situation over the course of the next three months, and we successfully closed in time to keep our mortgage rate lock intact. Throughout this tense process, Matt kept in periodic touch with us and with our lawyer, and showed us alternate properties so we’d have a backup plan in case things fell apart with our pending home.We have nothing but superlatives to say about Matt. He’s straightforward, respectful, intelligent, and very knowledgeable, and we never felt pushed into doing anything we weren’t 100% comfortable with. We’d recommend him without hesitation, and will reach out to him if/when we’re ready to sell this house, which we hope won’t be for quite a while.
