But, we had one of the fastest, easiest experiences ever. We didn’t plan working with an agent initially (thinking that it could be a better deal) and reached out to Digs only because we heard of a rebate Digs offered. It was the best decision we made! How little we knew before meeting Rebecca of the process of buying a home. She was a wealth of information. Despite Digs’ location in Manhattan, she was as knowledgeable about the Brooklyn (where we purchased 2 homes). Her timely comparison reports were valuable pieces of the information in the process. Rebecca’s responses to our questions were almost instant, her professionalism on the highest level. She knew what to suggest and how to approach. We were buying in a height of the market and made multiple offers during the process. Her knowledge of the market helped us make the correct decisions. She was not pushy, honest in her views (not hesitant to say that something was not worth it), understood our personalities and connected with us very fast (which is very important in the process!). Comment: Dan is absolutely fantastic and my ex- and I have used him for each of our last four co-op apartments, through buyers markets and sellers markets alike. Read his newsletters and youll have a sense of how deep his understanding of the market is--both the quirks of supply/demand in New York City and the financial side. Hes a terrific writer and editor (and has a law degree), and that shows in how well he packages and presents information for coop board approval -- which in turn makes a difference in whether a co-op seller will decide to go with your offer; the cover letter may be the most important part of the process. For folks on non-profit incomes, hes super-knowledgeable about HDFCs -- hes represented building selling units and also buyers (like me!). Of course there is the rebate--basically a 1.5% discount on the price of my new place. But the main thing is that he is a warm, level-headed guy. A lot of the role of an agent is sort of being a therapist to you as you go thru this incredibly stressful set of big decisions, and Im so glad I had him by my side for that -- four times!

What we needed was an agent who can explain things and tell us about potential issues that are not written in the listings, otherwise, we are perfectly capable of browsing the listings and going to open houses ourselves. Dan turned out to be exactly what we were looking for. He was always available to answer our questions on a short notice, and gave us useful feedback that directed and sped up our search. For example, in one case we were considering an apartment in Brooklyn, and he informed us that BQE repair plans might affect this apartment. This turned out to be true and an important factor in the future value of the property.Prior to contacting Dan, we were looking at listings and going to open houses for about 1.5 years. Within 2 months of starting to work with Dan, we already found our home and placed an offer that was accepted. Digs Realty also took us through the purchase process, which, for a first-time home buyer and especially for NY coops, can be a very complicated process. I later heard from a coop board member that they were impressed by how well-prepared and organized our coop application package (put together by Digs Realty) was.On top of all of this, on the closing day, we received a fat commission rebate check from Dan. If you’re like me, you’re probably combing through StreetEasy, Zillow, etc. at least daily and don’t really need someone to send you listings. What you need is someone to provide an objective perspective and to negotiate on your behalf once you’ve found a place that you like. Dan brings a more cerebral approach to the home buying process than other agents. He was always honest with us over the ~3 years that we worked together, never pressuring us along the way to get something closed. With Digs I think you get a more thoughtful level of service than what you can generally find elsewhere. Couple this with the rebate at closing, and I’m not sure why anyone would buy in NYC with another firm.

Comment: Before my husband and I were expecting our first child, we knew that our apartment would ultimately be too small for us. I mentioned to Dan that we were considering buying a new place in a couple of years. Dan asked what would be ideal for us, and kept us on his radar. He would occasionally send listings that, even though I wasn’t ready to be looking, helped give us a sense of the market and what was available.My pregnancy and the time after were consumed with baby planning and sleepless nights of early parenthood. We didn’t have time to think about a new place, yet felt the pressure quite keenly as our son began to take his first steps. I told Dan that we were getting close to a point of outgrowing the place, and he began a search for us in earnest. The listings he sent were ones within the realm of possibility for us, with some above and below to help us refine what we wanted and what we could afford. He reviewed some of the listings I found on my own, giving his expert opinion and offering to help any way he could. He didn’t put any pressure on us about any of the places, merely suggesting we take a look at the posts and tweaking his search based on our feedback.He sent us a listing for an apartment on west 111th street that I would have never found on my own, as my search restrictions had been narrow, and Dan had a broader search that included places we could easily convert into what we wanted. We went to the open house for the apartment, located a few blocks away from our current place, as our hope was to stay in our neighborhood. From the moment we walked in, we could imagine ourselves living there. We had a wonderful feeling about the place and were eager to call it home. We talked to Dan that evening (a Sunday night), and he came out to see it with us the next day. He communicated with the seller’s broker, expressing our interest and finding out as much information as he could about the apartment and how the seller would handle the offers coming in (they had four offers within 24 hours of showing and a couple above asking!). Dan took a careful look at our finances and talked us through a bidding strategy. He let us drive the conversation and made sure we felt good about our offer. He never pressured us. He offered his opinion when we asked, but always kept it focused on our goals and what we felt was best for us. He talked us through ways to present the strongest package possible, and in the end, we felt that if our offer wasn’t accepted, we would be okay knowing that we did all we could. When Dan called the next morning, leaving a message on my voicemail saying he had good news, we were ecstatic. Our offer had been accepted! The seller’s broker commented to Dan that we had put together a very strong package overall. I am certain we could not have done that without Dan’s aid.Dan was responsive, prompt, courteous and professional throughout the process, both with us and the seller’s broker. It was clear the seller’s broker respected Dan and enjoyed working with him on the deal. In the several months it took to get to closing, Dan was always there for us, advocating for us and helping us get to the finish line. I know we wouldn’t have found or secured our place had it not been for Dan. We are grateful to him and enthusiastically recommend him to others!
