Comment: This review is overdue as Ryan and Stephanie sold our house back in January. It was a sensitive time selling my fathers house after his passing and even more sensitive considering the first realtor I hired completely botched everything. Then I found Ryan and Stephanie. They were amazing in each and every component of selling the house. Just stop your realtor search and hire them.

Comment: We cannot underscore enough how wonderful Stephanie and Ryan are, and how appreciative we are for the close attention they have given us over the years. They are trustworthy, reliable and patient real estate brokers, who always had our best interest at heart from guiding us through our first co-op purchase in 2016, to the sale of the co-op and the purchase of a single-family home 6 years later. They provided invaluable service every step of the way - from preparing and updating board packages when we were purchasing, to ensuring great (and safe!) turnout for the sale of our co-op for our open house during COVID, to helping us find our forever home in a very crazy housing market! They have a solid network of experts to help along the way - and were able to recommend a great attorney, lending institution, meticulous inspector, as well as trusted recommendations for various contractors along the way. They are thorough when looking at potential homes to purchase, asking the right questions that we wouldn’t even think to ask, with a solid understanding of construction, as well as electrical, plumbing, gas, and water systems. They were always highly responsive over text, email and phone – giving us so much personal attention despite having many other clients they were working with at the same time. Comment: I give my highest recommendation for FILO real estate. Steph at FILO has been a godsend for someone like me to navigate the maze of home buying. As a first time home buyer I went into this process with no idea what I was doing. What I have learned over these past few months is that in a rapidly changing market like this, the most important thing is moving forward with someone with expertise who you can trust to help you make decisions.Steph and Ryan and her team have well over a decade of experience navigating the New York City terrain; when I showed her apartments I liked she was able to pick out everything from terrible parking areas to good kitchen layouts. I brought my father, a contractor, to a few showings and she could go beat for beat with him on points he made on restructuring the apartments. He even threw in a test question about a pricey option for construction and she saw right through it, immediately knowing there was a less expensive option. When I found an apartment that I thought was a great match for me, Steph found an even BETTER apartment in the same complex with parking that had not been shown yet, launching me ahead of the bidding wars that everyone else has had to deal with. The lender that she works with, Phil, is swift and honest, and was able to match my lowest rate within the day I got the quote. Her attourney is very personable and thorough, which I appreciated with the complications of the management company I was working with.Steph has an eye for detail and a gift for communication with people. She is someone who you will be grateful to have on your side. She is never pushy, always professional and is someone who truly wants to help you find the perfect home, as opposed to others who see their clients as walking dollar signs. Comment: Ryan and Steph are amazing realtors. We were very fortunate to have them help us find our new home on Long Island. We were first time home buyers and needed all the hand-holding and expertise possible, especially during the COVID pandemic. Ryan and Steph were super knowledgeable and competent (Ryan knows his stuff – when he walks through a house, there’s nothing that he misses or doesn’t have an answer). They were extremely patient, honest, and understanding during what turned out to be a year-long search process. They never once pressured us (they assured us to take our time and follow our hearts), but equipped us with all the facts and knowledge to make the best decision for our family. When negotiating on our behalf, they never chose the easier path, and we always felt that they had our best interest at heart. Comment: The home buying and selling process can be super stressful, especially as a working couple with a baby! When we began this process, it was important for us to find ONE broker to coordinate both selling our coop and helping us find our first home. From the first time we met Stephanie and Ryan, we liked their streamlined approach for the whole process. It was clear to us they did not want to waste any of our limited time. Stephanie mapped out their strategic coop selling process on the expected timelines and Ryan had a wealth of knowledge guiding us through every single open house. Stephanie scheduled all the viewings seamlessly throughout our 4 month search. Ryan was exceptionally thorough, proactive, a thoughtful problem solver, incredibly responsive and was always professional. He has good intuition, great taste and a wealth of experience and knowledge with regards to building materials, structure, layout, neighborhoods, and renovation ideas with ball park cost estimates that came in very useful as we considered a great many houses over the course of several months. They essentially coordinated every aspect and made things SO much easier for us. They recommended reputable vendors and an attorney- and as we lived 45 minutes away, were available at every hour to let them into the property. Comment: As cautious, first-time home buyers, my husband and I spent over two weeks selecting our agent. Among 6 agents we considered, Ryan at FILO stood out the most: he was knowledgeable, honest, patient, and professional. We couldnt have found better.The whole process from introducing ourselves to closing on the house took 8 months. Ryan listened and understood our needs and goals--a long-term house where we can settle down and raise our daughter. He was always on time, communicated promptly and clearly, and thoroughly explained pros/cons of each house we viewed. He also taught us a great deal about the buying process. If we felt hesitant about a house, he never pressured us to make an offer. With each offer we made, he told us what to expect (turned out to be correct) and made sure we werent over-bidding. I met with a few agents before I met Ryan, and was concerned about finding a good agent (as they are especially key for handling coop and condo applications). Ryan immediately stood out.
