If you want a realtor that works hard, has excellent industry knowledge and communication skills, thinks creatively, follows through and is likeable, choose Gary Pollard. We have enjoyed working with him on three real estate transactions so far (selling and purchasing) and consider him our realtor for life. I first met Gary while he was hosting an open house in 2019. I was immediately impressed by his extensive knowledge about homes (for example he pointed out specific details about the windows) and his personality. When we were ready to buy a home shortly thereafter I contacted him and weve been working together ever since. Gary has more knowledge about home systems, condition etc than the average realtor and is there every step of the way with you. Our most recent transaction was the sale of our home in Bethlehem. Gabler Realty used a professional photographer to create stunning photos, a virtual tour and marketing brochures. Ultimately we received multiple offers within the first few days of listing and did not even need the open house scheduled for that weekend. The buyers attorney was difficult to work with however Gary helped move the deal along and was always prepared with ideas and solutions to any problems that arose. Any time we had concerns Gary was very responsive, talking on the phone at length to share his experiences and reassure us. Comment: My wife and I had looked at a property a few years ago with another realtor and the the entire process was very different in comparison. Reason being, that the previous realtor was trying to push higher asks, didnt relay any information regarding the area, and had no input until it came time to talk dollar amounts. That person was clearly trying to take advantage of us as new buyers with limited knowledge for that paycheck. Having that be our experience we had preconceived that this is what normally happens and were going in expecting more or less the same. I can assure that Luke was not in that same mindset after only speaking to him for a few minutes.During that initial meeting he immediately started pointing out potential issues with this house. My wife and I decided it wasnt what we were looking for. While discussing in more detail what we had on our checklists for criteria of our wants, Luke directly advised us, not only is there a few major concerns, but that the ask was exponentially over value and did not expect us to love the property but wanted to take the opportunity to meet in person with us. The professional courtesy to meet coupled with honesty, and knowledge of market value reassured us to continue to work with him.After that he had a group chat along with a daily email showing listings that we may be interested in.For the viewings he was always early meeting us and stayed in contact all the way through.Again, pointing out pros and cons he really made sure we knew our options and presented them in a way that wasnt pushing us one way or another, he made sure that it was our decision.As we were contemplating on the offer to put in he was able to find out that the house had been viewed by multiple other people. Again, knowing the market and understanding value along with what we wanted he made us comfortable with putting in at ask. Very happy we did so as we would have lost the bid.Next phase with appraisal and inspections was seemingly going to be stressful to us as it all happens very quickly. However, Luke had MULTIPLE qualified people to be able to schedule and complete them with out the anticipated stress. We werent able to make it to one of the inspections and in our absence was able to be flexible in his own schedule to make sure he was present during that.Now the financials.The experience with our lender was less than enjoyable. The back and forth along with the Holliday season really made our timeline drag out. With that being so, Luke was contacting our lawyer for extensions along with anything else that may be a issue with any contractual deadlines. As we would wait days for the lender to respond he would always check in, and not to make us feel rushed but to genuinely know if there is anything he could help with. He even contacted our loan officer and got the process moving while clarifying any confusion. After that we were sitting in the lawyers office and got the keys.Luke was able to know his audience, provide empathy, and helped us understand the whys with our questions. He was in our corner through negotiations with the seller and got us what we were looking for. His knowledge, professionalism, and assistance was above and beyond what we could have asked for. If at some point, we decide to move again I hope he is still working in real estate as the service was invaluable. Highly recommend 11 out of 10.

At the time, the house was vacant and not in good condition, but it is nearby and has a good deal of land. With further research, Gabler Realty realized that there was a pending foreclosure on the property and it would probably take some time. As we looked at the house we had in mind, she was extremely responsive in reaching out to the sellers with questions that we had, and also gave us great insight into the negotiation process. Once we were under contract for both transactions, Dania stayed in constant contact to keep us apprised of where things stood, and helped to keep things moving along. As my wife and I set up our initial meeting with Judi to discuss listing our home, all of these emotions were in full effect. Comment: We reached out to Judi after a coworker of mine worked with her previously on finding her first home. We were completely new to the process and didnt know what to expect! We looked earlier than anticipated, due to plenty of time left on our lease, but just wanted to get a feel for the market. Of course we found a home we loved quicker than expected! Our offer was accepted and we got the inspection done. There were numerous things that popped up on the inspection which were deterring and that made us consider pulling out. The guidance she gave us to prepare our home for going on the market, and then for showings were incredibly helpful. As we went through the process, we never felt like we were living in a staged showroom, it was still our home but it also showed well to potential buyers. The homework she did to set the price was right on target; we had a lot of activity right away, we were in contract within 15 days of being on the market, and we recently closed on our sale.
