Comment: I am very pleased to recommend most highly the real estate brokerage and consulting services offered by Joanne Zach and the whole team at Houlihan & OMalley (HOM) Real Estate Services in Bronxville, New York. Joanne and her team helped me not merely to sell my late parents home in Crestwood (Yonkers) but helped me with every aspect of getting the house ready for the market. The house needed a good deal of preparation including emptying the substantial contents (furniture, etc.), new roofs, gutters and leaders on the house and garage, asbestos removal, a new driveway, exterior and interior repairs and painting, refinished floors, and other substantial work. Joanne and her team found and recommended excellent, reasonably priced contractors to undertake all these tasks. Once the preparations were completed, Joanne researched the comparable listings to ascertain the best asking price for the house, which was well above what it would have been without the preparation work, i.e., I much more than recovered my renovations investment. On a Thursday, Joanne mounted an aggressive online sale listing with excellent, interactive photography including virtually staged interior shots. By Monday, 41 people had viewed the house, and we had 10 offers with the one I accepted more the $40,000.00 higher than the asking price. HOM hosted the closing meeting, which completed smoothly in under 90 minutes. My current real estate project is to find myself a larger apartment in Bronxville, and I am happy to work again with Joanne and the winning HOM team.
