Comment: From the moment Kate Farley, and her partner Guisseppe Papalia, entered our house we instinctively knew they were the agents we would entrust with selling our family home of over 70 years.We interviewed other agents who showed us comps which had little in common with our terrace home and were over 12 months old. Some wanted to list the house at considerably less than its worth in the hopes they would get bids coming in close to the comps. Others would list the house at its worth and then start dropping the price if the offers didnt come in. We saw too many homes in our area that had used this technique and were still on the market after a year. None of the agents offered us a clear idea of how they derived their numbers but instead tried to win us over with self-reported metrics.Kate and Guisseppe brought us more current comparables, some of which were not like our terrace home, but which were used to explain the science behind their computation process and offered us a list price between the others numbers.Their marketing strategy dealt with the house, neighborhood and the various types of buyers they intended to interest in the property. They gave us answers to our long list of questions and never once used self-promotion to push us in their favor. Their approach was easy going and not pushy. We felt a camaraderie. They did business the way we did.Kate arranged for a professional photographer who took a myriad of images and used a special camera to create a walk-through virtual tour of the house. Kate herself produced a you tube video and beautiful brochures. The process was time consuming but the results...amazing.The listing went on-line and before anyone visited the house we received offers. Within that week Kate had numerous showings and a good many offers, each of which well exceeded the listed price as well as the expected final price projected by other realtors.The bidding narrowed to two well qualified highly motivated buyers and within a total of two weeks we were under contract. We received the price Kate and Guisseppe had projected by using their strategy. We were extremely pleased with the outcome.Every time there was a question the partners made themselves available to us. They kept us notified every step of the way during the process. They worked around our schedule and we in turn worked with theirs. They thoroughly explained what we should expect and in no way did anything deviate from what we were told. They were honest and forthright in all their dealings. We made the correct choice when we signed with Kate Farley and her partner. We highly recommend them to anyone looking to sell, or buy, a home.
