Comment: We had been planning on downsizing, just not “right now”, but after seeing several homes in our neighborhood sell right after they were listed, we decided to accelerate our plans. We knew that the Mark Seiden Real Estate Team was plugged in to the local market (and we have known the Seidens and many of the team members for years) and after they sold the house across the street from us, we reached out. We were sure that we needed to do a lot of work to get the house ready to sell after more than 25 years, but Allyson told us that we really just needed to do some patching and painting, and recommended a fantastic contractor who did an amazing job at a very reasonable price. After a thorough discussion of the market and where our house fit relative to the available inventory, we set a price and the listing went up. The online listing was incredible. I never realized how great our house and property looked until seeing the pictures with the listing. The Seiden team took care of setting up a lockbox, providing brochures, gloves and booties for prospective buyers and getting the app on our phone to keep us up to date on showings. From the time the house was listed until the open house a few days later, it was shown multiple times and we even had an offer or two. We came home after the open house and immediately received a summary of how many people had seen the house and any feedback that was provided. We received several more offers and by the end of the weekend, were arranging for an inspection and headed towards a contract.We were certainly fortunate to be able to list our house in the middle of a pandemic-inspired seller’s market, but I don’t think we would have generated as much interest, attracted as many offers, or sold for well above our asking price, without the insight and expertise of the Mark Seiden Real Estate Team. We really appreciated how the entire team was involved in helping us sell our house. The way that the Seiden team has people dedicated to every aspect of getting our home on the market and sold really sets them apart. We knew that there was someone dedicated to marketing our home, someone making sure we were well stocked for showings, a team to handle the open house, someone to coordinate the transaction from contract to closing and always someone available to answer any of our questions along the way. There was more than enough for us to take care of, packing up (and sorting through) everything that accumulated over 25 years, so we could move out just 10 weeks after we decided to sell. We never could have done it without the Seiden team taking care of everything related to “selling” so we could focus on “moving”.

Mark Seiden surrounds himself with very competent people who probably could handle everything without him but HE is at the center with his superior knowledge, guidance, pointing, cajoling, did I say KNOWLEDGE of all things real estate, timing, what to do next, and NEGOTIATING skills. I am a real estate broker and real estate professor from California and have negotiated many real estate deals, but Mark Seiden showed me how it was done in New York. I have done 3 deals through him. I learned each time. HE represented me (and my wife a real estate lawyer) and professionally aided us in accomplishing our goals.PURCHASE side: we looked for houses in Westchester County, NY for several months with a broker from outside Ossining. We saw houses in Ardsley, Elmsford, Tarrytown, Irvington, Sleepy Hollow, and Ossining.. Nothing clicked. We noticed Mark Seiden Real Estate signs all over Ossining. So one day we went to see Mark Seiden unannounced in his office. In the next hour we agreed to have him and his team exclusively represent us. They had us in contract to buy a house in about 10 days!Mark Seiden TEAM provided home inspector, roofers, contractors so I could get comfortable buying the house. I like to know what I am buying; I go along for all inspections and ask a LOT of questions. By the time I close escrow I have a list of what I want to do to the house in my first 2 years of ownership. I like to fix the problems, and get the house how I want it early on. If I can I leave it vacant for a few days and get some work done before. My wife and I have lived through many sawdust-on-everything mornings and can now afford to do some things BEFORE we move in. Less stress. Clean glasses in the kitchen.SELLING: The Mark Seiden TEAM visited the house I was thinking of selling. We went to their office and looked at all recent actual sales in our area. We wanted to buy a new house so having a quick sale was important. Otherwise we would be sitting with an empty house. Do you buy before old one sells? And take chance on owning 2 houses? Or purchase next one and hope old one sells? We bought next one first and aggressively got old one ready for sale, while we worked on the new one.The house sold in11 days. Yeah, even I was impressed. It was a several day negotiating, but the Mark Seiden TEAM helped us reel in a ready, willing, and able buyer. Good negotiator. Low offer, we all had to compromise and think. We had our new house, were facing a vacant house for several months--or work something out with the cheap buyer. And on top of that, WINTER was coming...and WINTER was a very bad time to show the house.Jon thought he might have to live in the house at the top of the hill for the rest of his lifeThen one day, Jon met a squire named Walter who heard his tale of woe and said, I know of a magician and his kingdom who may be able to help! Walter then introduced Jon to a Fairy Princess/Realtor named Allyson. Allyson was a member of the HOUSE OF SEIDEN, a reknowned and very powerful force for good and buyer salvation.Allyson could see Jon was very sad and despondent.Allyson, I cannot sell my house! We went from $10k below asking with some annoying repairs from inspection, to full asking with no repairs in an hour or so. I began to envision foreclosure options and what that would ultimately do to my credit rating and overall financial status. Up until then, the interest in my property had been few and far between. I had listed it with other brokers and did not see any real results.Once I decided to give my listing to Mark Seiden’s Realty Group I knew I was in the right hands. His level of professionalism and expertise was unlike any other realtor I had encountered. He always made himself available and responded to any and all concerns that arose along the way. He listened to all of my apprehensions and was able to come up with ‘on the spot’ strategies no matter what the extenuating circumstances.Now it should be further noted, that my property was no easy, cookie cutter listing. Comment: My wife and I used Mark Seiden to sell our co-op in Briarcliff this past fall and he (and his team) did an outstanding job.Before deciding on a real estate agent to represent us, we conducted a lot of research to see who would be the best choice based on the investment they make into selling the property (time and effort) and how they promote their listings. The Mark Seiden Real Estate Team stood out as the best Westchester had to offer. Their online reviews are excellent, their social media presence is extremely strong, and I could tell they put a lot of work into their listings.We spoke with Mark and then met with him at our home. He spent hours answering our questions, providing objective data regarding how many homes they sell, how long their listings typically stay on the market, and providing tons of info on comparable units that have sold in the area. We were concerned that our co-op, which was located in a neighborhood with hundreds of similar units would be tough to sell. Mark made the process incredibly easy and took extra steps many other Realtors dont, like having a dedicated website designed just for our unit, having professional photographs taken, and a lot more. The nice hardcover/bound book he made for us was a wonderful surprise and showed just how passionate he is about selling homes.When we saw our listing we were truly amazed. His hard work and knowledge of what it takes to sell a home really paid off - our listing looked amazing and blew away the competition. We received an offer literally hours after going live with the listing. Taking his advice, we chose to decline and wait to see what other offers may come. Hours later the buyer came back and offered full asking price. Needless to say we were ecstatic and would have been very satisfied, but fate had other plans. Mark continued to show the unit (contract was not yet signed) and a few days later we received another offer for way over our asking price. We were in shock. I started out this process thinking that this would be a daunting task, as I had heard horror stories about the trials of selling a co-op with a significant four figure maintenance monthly maintenance charge. Upon my first visit when I sat down with Mr Seiden at his office, my fears subsided as I knew in an instant he would get the job done.
