Comment: We have learned a lot during this out of state home sale in Wild Acres.. The most important thing was find a good agent. We wasted three months with an agent that did not meet our needs. We then researched the sales in the area of our home . To find the agent with the highest amount of homes sold in my area. We decided on Lisa McAteer from Keller Williams. Lisa and her team were like a well oiled machine .First, Lisa called to discuss the process. Then she went to the house and recommended doable upgrades to best present the house. One of the best thing about Lisas marketing plan was she provided PROFESSIONAL PHOTOS. They made a world of difference. Lisa and Carl also priced the house correctly. We had 9 showings on the first weekend and 2 offers on that Monday. Lisa and Carl guided us through the offers, negotiations and contract paperwork. Then her fantastic team Susan and Tracy organized the closing paperwork. Susan then coordinated with Ashley from JL Abstract, the closing company. Susan and Ashley were kind and professional, answered all our questions. Susan went above and beyond, by returning the cable equipment and mailing us back our security camera. Comment: If you are looking to move out to eastern PA then Laura Hawthorn is the agent for you. We first reached out to Mcateer and Will roughly 2 years ago and Laura contacted us. I explained how we werent ready to seriously house hunt yet but were looking around the area to figure out what communities (if any) we were interested in. Laura would periodically check-in to see if we had any questions and never put any pressure on us. She also was available when we needed her for questions about certain communities or the home hunting process. (We are from out of state so some things were a little different.) Finally when we had all our ducks in a row and were ready to look, Laura was right by our side to the end. She truly made us feel like we were her only client. We looked at a ton of houses over the course of a few months. Again there was never any pressure. Each house we visited Laura pointed out the little details (negative and positive). Things such as this house doesnt have gutters or Look at the beautiful detail on this fireplace. When house hunting it can be so exciting and overwhelming at the same time, and it is easy to miss such things. Thanks to Laura our experience was nothing but smooth. From the first house we looked at, it was as if we had known her for years. I also want to mention Rachel and all of the background work that she did for us. Such a great team! I did both the buy and sell with Carl Will.I had Carl come to my house in early June to take a look, as I was thinking of selling. He told me exactly what to do in order to get the price I wanted and was confident that I could get the sale price that I wanted quickly. Having been connected to this community for a long time there were many great realtors I could have chosen from...so why McAteer & Will? It was honestly the level of professional skill they brought with them from start to finish. Our initial home assessment was with Carl Will. He came in and did a thorough walk through of our home. We discussed a lot of details about the property. When he presented us with the price he thought we should list for he was methodical in his reasoning. I left that conversation understanding the market, the rationale behind our listing price, and confidence that our home would sell in a realistic time frame. Our home was listed a few weeks later, and showings were booked quickly. We received our first offer within 24 hours of our listing going live, which was presented immediately. Other showings had already been schedule with realtors both from within McAteer & Will, and other local realtors. We held off on making any decisions for a few days to allow all of the booked showings to take place. Upon accepting an offer, we got the opportunity to work with Sue Cawley, the transaction coordinator. She was fantastic! She explained the process to us, answered any questions we had as we went. She helped remind us about all of the to do things we should take care of like cancelling cable, propane, etc... It was incredibly helpful to have these details furnished to us in such a way. It was just one less thing we had to think about. As we got closer to the closing date a lot of details had to be coordinated with the movers, inspection, etc... If I was unavailable to be on site, Lisa McAteer was ready, willing and able. I never had to worry about anything as this team pulled together to take care of all of the details. During this process I also found out that because of the way they pre-qualify buyers within their office, they usually have a vast pool of buyers who are excited to look at any listings. No wonder this company is dominating the market, they really have thought of everything on the buyer and seller side to ensure their clients are getting what they pay for. I found the marketing of our listing to be fantastic. I saw it listed on all major social media sites, as well as Zillow, etc...The timeline from the first walk through to listing was realistic and not stressful.
