Comment: Going into this so many people I knew warned me about the challenges of renting in NYC, so I was prepared for the worst. Richard and Mary made this a piece of cake. Richard was attentive, communicative and personable showing me the apartment, no shady business, was up front about everything and the apartment looked exactly how it did in the pictures. I appreciated it most when Jair was honest about our likelihoods of getting the apartment we toured, like where we were in line of applications—that helped us save money and measure our expectations. They had a few listings we really liked, so it was nice to stay within the company because we had the opportunity to switch down payments between properties as you keep touring. Richard has hopes to reform the housing game through transparency, which allows everyone to find a space they are happiest in. Richie will take the time to expertly show off a space and make you feel at home in it, all the while being completely transparent with how the business works so that you know that you are in good hands. I appreciated that I didn’t feel rushed or pressured at all during the viewing and that I was encouraged to take my time to think about it and make sure I definitely wanted to apply. My only feedback would be that I wished there was more communication/updates during the application, approval, and lease signing process since it can be nerve-wracking waiting for everything to be finalized, but I understand that things get busy and there’s a lot on their plate! Richard showed us the apartment in a Facetime call, and then he went to the apartment once again to show it to a friend who lives in the city. He was very accommodating and answered all of our doubts quickly. It was a very nice change after looking for an apartment for over a month with other brokers. He guided us through the process of renting an apartment in NYC, very different from what we are used to back home. The apartment we rented is in great condition and has great amenities for the price. Definitely a bargain!Once we arrived to the city, we started working with Jair who was incredibly helpful. I have never (not hyperbole, I really mean never) received better care or service than I did with Richard Garland and the entire team at Pear NYC. I’ve moved a lot for work and education and this was hands down the best experience I’ve had finding an apartment. Richard’s listings are top notch. He has great relationships with all the landlords and agencies. He knows the area like the back of his hand. He helped me find an amazing moving company and gave me names of local businesses I might need to help as I got settled. He’s kind and compassionate and actually gets to know you. Comment: “Mikhail woah…” He is my current real estate broker and he showed me multiple units for a shared unit apartment, whether they are 3-4 people in a single apartment in separate bedrooms. Very profesional broker who always looked clean and convincing. But who also completely understand when he makes mistakes. In the end he wasn’t able to provide me with the given apartment I had COMPLETELY FALLEN IN LOVE WITH. But right now I am very “In the market” for a unit. Comment: We all know how head-splittingly difficult and frustrating the NYC rental real estate market is nowadays... Unfortunately, the average real estate broker doesnt really make this any easier. Not to mention how manipulative they can be.Richard was hands down the best broker we dealt with throughout our 4-week long search for an apartment. He is honest and amiable, a pleasure to work with. He wont beat around the bush, wont try to haggle more money out of you, and actually has the tenants best interests in mind. He charges VERY reasonable brokers fees, actually the lowest I saw out there. 15% of the annual rent as fee is absolutely absurd. Richard charges way less than that, and told us that for a 2-year lease, the fee is waived. I never thought Id be writing a review like this for a real estate broker as over the years. the NYC real estate industry has really made me cynical towards brokers, but here I am, thank you Richard for setting the standard.One thing - he could be a bit more responsive through emails. Sometimes it does take him a few days to get back to you. Maybe hes just really busy as he is sailing his companys ship by himself, so do be patient with his replies :)

He truly cares about his clients - when my landlord was on the fence about approving my rental application due to student loans he really went to bat for me, and even made time to speak with them in person. I was pleasantly surprised when Richard was there every step of the way to help make the entire process as painless as possible.There were some complications with the management office as they were temporarily short-staffed and there was confusion over what all was needed from my guarantor, but Richard was able to help get it all sorted so that I could sign the lease, even going out of his way to hand the keys over to me at the apartment itself since it was difficult for me to make it back to the leasing office (Brooklyn public transit routes!).
