Comment: Gregg went above and beyond!!! He had been extremely patient while I had been looking for a property for several year. When it came down to a last minute “emergency” situation, he helped me find exactly what I needed. He carefully looked for houses that might seem the right fit and also raised questions to properties that had red flags. His close relationship with other brokers clearly had a huge advantage and he took me through a long and meticulous process of getting approved. Comment: If you want market experts who will truly look after your best interests, call Gregg and Lilia. We were first attracted to Gregg after seeing his market data and insight on Facebook and hired him when it was clear he could also guide us on costs and process for potential renovations. Gregg and Lilia did not disappoint. They are incredibly professional and knowledgeable and also brought several top architects to the conversation. Most important, we always knew Gregg and Lilia wanted what was best for us and we felt secure in their hands. They acted as consultants, not sales people. When we wanted to bid on an estate in the Heathcote Association, the characteristics of which differed significantly from what we were looking for, they challenged us and also pointed out concerns they had. They wanted to make sure we were fully informed and not just buying on emotion. It was obvious they would rather that we continued to rent (even if that meant they would not get paid), than purchase the wrong home. Once we decided to move forward, they helped us thread the needle on an offer that helped us secure the home without getting into a competitive bidding situation. During the entire process Gregg was on our “speed dial” and was always available for us, day and night. Additionally his legal knowledge was enormously helpful during the contract process and when it came to reviewing and guiding us on archaic restrictive covenants of the Heathcote Association. Gregg was also an enormously strong advocate and worked collaboratively with the other side, getting us credits, both after the inspection and at the closing table. The value and insight delivered by Gregg and Lilia far exceeded anything we had previously experienced in the market. Unlike most Realtors, he will not insult your intelligence and is very frank. I am certain that Gregg’s insight and efforts resulted in my home selling for hundreds of thousands of dollars more than it would have with anybody else. Equally as important, he made the process simple and easy for me – fully preparing my home for market and selling it while I was out of state.While I was in Florida for the winter, I decided to sell my home in NY. I reached out to Gregg and gave him my garage code and a budget. Gregg mapped out a plan and, over the next few weeks, executed it flawlessly. In addition to boxing up many of my belongings, decluttering my entire home and changing the lighting himself, he brought in and oversaw painters, movers and stagers. He even laid out the money for their services, which I later repaid. He was in constant communication with me, sending me daily updates, including pictures, so I could follow the progress and chime in when necessary. It could not have been easier nor less stressful. We learned about Gregg through his Scarsdale Housing Market FB Group. But even though he wasnt an expert in this market like he is up north in westchester- he did do a lot of homework, brought a lot of data to the table, helping me with a lot of the analysis and logic that went into my eventual offer that got accepted. Once we retained him, Gregg became involved in all aspects of our relocation, the preparation for sale and marketing of our home. At his first visit, Gregg delivered us an analysis on the entire housing market and then narrowed it by property size, style of home, and neighborhood. He came prepared.While our home was in very good condition, its décor was dated and tired. Gregg told us that to get the best price, the house should appeal to today’s buyers and be “move-in” ready. Gregg described how he could team up with us to prepare our house for sale. He had a plan and a strategy. They made sense to us. He could arrange for and bring in the appropriate resources to cost effectively improve our house’s appearance, functionality, and potential for sale. We enthusiastically signed up with Gregg. Gregg recommended updating our home to maximize its value. However, he could provide us with cheaper alternatives, if that is what we wanted.We did not want to live in our house while it was being prepared for sale.
