Her expertise in real estate and home ownership proved invaluable when searching for a place that met my needs.Apart from having the real estate knowledge for the process of selling and buying houses, I appreciated Viviens eye for detail during house viewings. We noticed deficiencies in renovations, potential future repairs, and layout and design considerations. Many of these items I didnt think to take note of initially, but are things that would affect my experience living in a home. I was more knowledgeable about homes with Viviens insight and honest opinions.As a buyer looking for a home in a tight sellers market, it was helpful to keep on top of the pace of the market and figure out the right strategy for offering. After a few unsuccessful attempts to buy a house on heated offer nights, we eventually decided on a strategy to put in a bully offer for a townhouse on the first day of listing, well in advance of the scheduled offer date. There was not much chance for any other buyers to make an offer. I was able to buy the home without competition and for a great price with no appraisal issues. Through the buying process, I learned how important it was to have an agent who gives good direction on pricing and keeps us grounded through the blind bidding process.Vivien proved to be a wonderful agent in all regards and I have and will continue to recommend her to any peers who seek to buy or sell in the area.

Comment: My partner and I worked with Vivien Wong for during our home buying process. We are very happy to have worked with Vivien. She was able to find a place that had all of our wish list items. Vivien took the time to understand what was important to us in our future home. She went well beyond just the simple questionnaires most other agents we spoke to used for new buyer intake, and really understood what we wanted. All of the homes we visited during our market education tour where places we that fit our wants and needs. We actually saw the home we purchased on that our very first market education tour! By that point we had had many conference calls and emails with Vivien looking at listings and neighbourhoods online, so our tour was very finely tuned to what we liked.Vivien guided us through our buying process: from working with a mortgage broker, to recommending a lawyer, home inspector, and after home purchase electricians and contractors. Comment: We were looking to rent a house on our own and after a few weeks of looking in the usual places (Craigslist, ViewIt, Kijiji, etc.), werent having much luck finding the right place. A couple days after we hired Vivien, we were visiting multiple properties that exactly fit our requirements (which were quite specific!). A few days after that, we completed all the paperwork for our top choice, and were preparing to move. Comment: I worked with Vivien Wong to find a new place to live and to sell my downtown Toronto condo during the COVID-19 pandemic. The experience of working with her and her firm was excellent from the beginning to the end of the rental and selling process! Vivien has two super powers: 1) she is a great listener and 2) she is a detail oriented person. I found her to be great at understanding my situation and then adjusting her speed based on what I needed at the time. She was extremely responsive to all of my messages. My partner and I were able to find a place to rent at an excellent location and price! Vivien was able to catch details that we didnt catch ourselves (ie. the location had no dishwasher) and she was able to successfully negotiate a discount with the landlord for the dishwasher. She was able to also meet us anytime we needed to meet. She was very detailed oriented and organized with the preparation of the sale of my condo. I found her and her firms process to be comprehensive and I believe she suggested a great selling strategy. Ultimately the condo sold at a great price and I was very happy with the sale. I think the commission charged by Realosphy is worth the value that their agents and the firm provided throughout the process. Finally, Vivien was very responsive even post the rent and sale to ensure everything was appropriately finalized.

My husband and I engaged the dynamic duo in late 2019 and from the first meeting, we knew we were working with professionals who have incredible knowledge not just of the home buying process, but also of what first time home buyers like us should look for in a house. Buying a home in the Greater Toronto Area is not an easy task, because homes come in all shapes and sizes. Maria and Anastasia helped us understand the pros and cons of a condo vs a town home and a semi detached home. They also would enter each house and inspect everything from the age of windows to the condition of the roof and the pipes under the sink to the furnace and condition of the floor boards, while advising us on how we could improve those and the financial implications involved should we wish to move forward with any given property. They were instrumental in our education of what we should look for as we wanted our first-time home to be something we can grow into. We worked with them for six months and had anywhere from 5-15 viewings per week and they dedicated their week nights and weekends to us, for which we are forever grateful. This is how we found our home. We placed an offer in the morning and it was approved by noon. I dont think anyone could go wrong with engaging this hard working, highly professional, and personable team of experts for both home buying and selling.

The Realosophy website was an invaluable asset as it is intuitive to use, automatically compared comparable sales, presented information on nearby schools, advised us about potential issues with the properties (such as permits that were opened but not closed), and even calculated the commute times between home listings and our work. The website allowed us to be educated consumers and have a more accurate understanding of likely sale prices. This was a must for homes with bidding wars, and for homes that were listed above their market value.Despite the Toronto market woes (as a buyer), working with John Pasalis of Realosophy was an excellent experience. Comment: My experience with Realsophy has been great, and I particularly recommend Nicole Harrington. She helped me throughout the entire process of finding an apartment to rent in Toronto. Being from Vancouver, I was unfamiliar with Toronto, so I was grateful for Nicoles knowledge, efficiency and professionalism throughout the whole process. She was extremely accommodating (I was unable to be in Tornto during the process), and helped me find the perfect apartment, taking into account all the factors that were important to me (distance to work and school, quiet/safe location outside the downtown core, etc.) As well, Nicole promptly responded to all my questions and concerns, and often checked in with me along the way. Were quite worried at the beginning as we heard all sorts of scary stories about real estate agents that are pushy and focused only on the sale. We ended up being matched up with Vincci Kumabe as our agent and after having visited their office for the first time we got a good vibe. Vincci is a very knowledgeable agent, not pushy at all, punctual, highly reliable and dedicated to her clients.Realosophy pro website for clients was also an amazing tool, it had everything we needed in one page and we didnt have to spend time going through various website to do proper research and due diligence on the property.
