Comment: Update 8/03/2023: My offer on a beautiful home in Peekskill was accepted, after a very intense process. Kathryn was fantastic. Because she’d advised me to look for homes I was interested in that were listed as “coming soon,” that is, not yet on the market, I spotted a lovely home in this category, texted the listing to Kathryn, and said, “this feels like it could be the one.” Since I’m still in California, Kathryn coordinated with my auntie in NY, who drove in to attend the open house and meet Kathryn the day the house was listed officially (7/27). My aunt loved the house, and felt Kathryn was very smart and extremely competent. Kathryn also did a private virtual showing for me right after the open house. Just two days later, we submitted an offer. Kathryn did a brilliant job of communicating with me and the seller’s agent. We kept amending the offer to make it more attractive, and after much back and forth, ended up with our offer accepted. The difference between my offer and my primary competitor was just $1000, so I’m especially glad Kathryn suggested at the last minute to raise our offer cap by just a smidge.I’m so grateful to Kathryn for helping me navigate this roller coaster process. Tomorrow, inspection, which Kathryn presciently scheduled before our offer was accepted! If all goes well, I’ll finally be back in NY, just an hour from my family in the City, in a gorgeous house that’s everything I dreamt of for years. Kathryn is a superstar!Update 4/23: Kathryn Kavicky is extraordinarily patient, able to pivot, and in it for the long game. I’d planned to move to the Hudson Valley over a year ago, but the ongoing pandemic and personal issues kept me in California. Comment: We had several agents recommended by family, interviewed them but picked Virginia as our listing agent because we were impressed with her marketing and negotiating. She was respectful but told us what we needed to hear and do, not just what would make us feel good. It was a sellers market so we were sure it would sell, but how fast and for how much? I am convinced that her marketing background paid off for us. We received 9 offers in the first weekend, and 3 for well over the asking price. She went the distance and was attentive and responsive as the buyers did their inspection, etc

She was a strong advocate for our interests throughout the home buying process which saved us money, time and stress. Comment: Virginia is absolutely amazing. My husband and I had a poor experience with a realtor for the sale of this house previously and we are in search of a new realtor. Virginia had reached out to myself and my husband. I really couldn’t help but absolutely love her professionalism over the telephone and she went on to send us a video that explained how she uses different marking tools and techniques to sell homes. Later that month my husband and I conducted an interview with Virginia to see what her plan was to sell our home since we hadn’t had any luck prior. I respect honesty and truth and Virginia gave us just that. She came fully prepared with all the paperwork necessary to show us what we were looking at for the sale of our home and was honest in what we needed to prepare for. Virginia had her photographer come in and take beautiful professional photos of our home for our listing. Virginia conducted a fabulous open house that brought in potential buyers beyond expectation. The team that Virginia works with is absolutely fantastic and all appointments were met and everybody has been very kind. Virginia always responds within a reasonable time to phone calls and text messages.The lines of communication were fantastic and any questions that my husband and I had were answered promptly. When Covid struck the US my husband and I were afraid that we weren’t going to be able to sell our home in the pandemic. But Virginia stuck it out with us and was able to sell our home for over asking price. She also worked with us within our strict budget to find a new home. Successfully, Virginia has helped us find our new home within our budget and within the area that we wanted to live in. I have nothing but great things to say about her.
