Comment: I worked with Yoreevo team earlier this year when purchasing my first apartment in NYC. With the market and interest rates in flux, I had a lot of questions about the price of the coops I could afford, whether Id meet the requirements and the timeline. I had an introductory call with James, one of the co-founders, who was informative, comprehensive, and reassuring; after a quick look at my financials and his overview of typical coop requirements, I had a clear picture of what I would be looking for. James connected me to my broker, Zac James, who from that point on facilitated the entire process, from viewings, to preparing and negotiating offers, to answering my myriad questions during the contract process, and thru the Board review process. Being a first time buyer, I most appreciated just how much I learned from James on all nuances of evaluating the apartments, comps and many intangibles. Working with Yoreevo, I got to work not only with a great broker, but also having access to the entire team. Their coordinator Liz did wonders lining up the appointments by the neighborhood in the most efficient way. Rich took a lot of time to explain and facilitate the Board package prep and submission, ensuring it was completed quickly and with no errors. I also got to meet Leon, one of the co-founders, when he joined one of the viewings. Overall, both Zac and the entire team made the process incredibly efficient, seamless and were highly supportive of any questions/needs/pivots. They also connected me to my attorney and mortgage broker, who again worked incredibly well as a team. The buyer rebate is rather unbelievable, considering how much work from the broker and the entire team goes into the transaction, and is much appreciated. I highly recommend Zac and Yoreevo for their competence, responsiveness, and making this process highly efficient and enjoyable.

Comment: A Five Star rating does not do Yoreevo enough justice because they are nothing short of amazing, thoroughly knowledgeable and exceptionally good at representing their clients in the challenging (and often times overwhelming) world of NYC real estate. I had been looking to buy a new home downtown for a number of years, but could never seem to find the right place for me. I had very specific criteria of what I wanted and where I wanted to be located. James was patiently with me every step of the way and was always available. He brought so much to the table in terms of knowing the downtown market as well as running the numbers for me (hes a former finance guy - in a good way ;)) so that I felt very comfortable in making an offer as well as understanding the closing costs involved. Not only did I purchase my new home with Yoreevo, but I also purchased an investment condo with them and they found me a great tenant - so my experience with them has been a true Trifecta! Full service, unfailingly friendly, and super professional, Yoreevo will not disappoint. On top of all this, you get up to half of the commission rebated to you after your close - NOBODY does that but Yoreevo.

Comment: Having bought and sold homes several times, I can easily say that Yoreevo was the best experience Ive had, even putting commission rebates aside.As a rule, real estate commissions create perverse incentives, especially for buyers: buy big and buy quick. But Leon and Zac actually talked us out of putting in an early offer (that we hadnt fully thought through). Its something that, to this day, I have never heard of an agent doing.After we did make an offer on our Bushwick home, the Yoreevo team worked tirelessly on a a variety of closing and financing issues that surfaced along the way. I dont think we would have gotten to the finish line without them. I cant recommend these folks enough.

As a first time condo buyer with multiple offers falling through within 2 years of house searching, the support from Yoreevo was invaluable.The 2% rebate model was what initially led us to Yoreevo. Yet the full service didn’t seem reduced. James has been giving objective suggestions and not being pushy at all. Our offers were finally accepted and got in contract after a month of assistance. Comment: Leon helped us sell our upper east side apartment. I was skeptical of Yoreevo at first---after all, how could they deliver quality service at such a low cost? We decided to give them a shot, and we were very impressed with their teams organization and work. They provided great advice when we were pricing our apartment; you could tell they had seen everything and knew what they are doing. They did a great job taking photos and videos of our place. Once the apartment was on the market, they were very responsive---they gave us frequent and detailed updates, and any time we had a question they responded quickly (often within 10 minutes). In the end, we decided not to sell our place after all (despite having had a few offers), a difficult decision which they handled gracefully despite having done a lot of work. If we change our mind in the future, well be working with Leon and Yoreevo again. My final comment would be: I was skeptical when I saw that all of the Google reviews were 5-stars, but after having worked with them, I understand why.

Our initial inquiries were received and addressed within the hour by James and even when we shelved the apartment buying process for the time being, there was no pressure. Months later, we saw a listing that we liked and contacted Yoreevo again and we had a showing with Rich (Yoreevo’s Queens Expert) that very same weekend. The process of buying a co-op is long, annoying, and filled with all sorts of paperwork but Rich & Yoreevo were prompt, helpful, and a source of comfort. Rich even came by my workplace to pick up paperwork for the board package to make sure everything was in on time. The commission rebate is an added bonus after closing. They both were very dedicated in every step of the process, always available when needed either through email or phone. I was living in the apartment at the time of listing and they worked with my schedule for showings and open houses. They found me a great offer within one week of listing, which I accepted. Comment: My wife and I recently worked with Yoreevo to sell a co-op apartment and buy a townhouse, both in Queens. Our initial contact was James who came over to our apartment, showed us some comps/data and discussed what a realistic sale price might be. Paula was our agent for both deals. She was holding open houses every weekend to get the apartment sold. If she could not make it, James would fill in. We also went to view houses with Paula who was very good about pointing things out that we might not have noticed otherwise. She was also very flexible about scheduling and was able to take calls at odd times and respond quickly. It was great that Paula was able to put together data and help us feel confident about what to offer for different houses. Paula attended the home inspection and final walkthrough for the house we ended up buying. I found Paula to be especially helpful at the final walkthrough with checking appliances, outlets, etc. She really helped to make this step, along with all the others, much less stressful. For selling, Yoreevo charges a more reasonable commission than most brokerages. For buying, they credit some of their commission back to the buyer in the form of a rebate which is great! Thanks again Paula and James! I would definitely recommend Yoreevo for both selling and buying.

Comment: To be completely honest, we chose to go with Yoreevo because we’d already found the apartment that we wanted to buy, and we figured that there wouldn’t be much for the buyer’s agent to do. Other real estate agents warned us that “you get what you pay for” when it comes to agents and that any agent offering a rebate would necessarily provide inferior service. We’d already purchased 5 or 6 houses/apartments in our lifetime, so we thought we knew the drill and that we wouldn’t need much guidance. And we figured: Since it really doesn’t matter who our real estate agent is, why not just get the rebate check and furnish the apartment with it?As it turned out, buying a co-op in the City was a lot more complicated than we’d originally thought, and we needed a lot more help and guidance along the way. Comment: I started my search to buy my first condo apartment in Manhattan with Yoreevo in spring of 2021, with an aggressive goal of being in contract within 2 months. Im writing this review about 3 months after closing. Im the type of person who wants to do my own extensive and comprehensive search of listings on the market, instead of relying on someone else, especially given how easy it is to search/filter online these days. I know my preferences best and what trade-offs make the most sense to me.I was in shock when I learned that in NYC, essentially every real estate transaction has a licensed sellers and buyers broker whose fees are predetermined as ~3% each (essentially 6% if the buyer doesnt have a broker since the sellers broker by default then also takes on the role of the buyers broker). If I was going to do most of the search work myself anyway, what was I paying the buyers broker to really do?I had talked to Leon, one of Yoreevos cofounders, and the business purpose and backstory of wanting to disrupt an unreasonable real estate market resonated a lot with me. 2% cash rebate is a huge part in doing that, and the way they make it work is by: reducing the fluff, supporting buyers where it matters, being more of a volume-based business, and spending most of their time servicing clients (not trying to find new ones). In particular, Yoreevo scheduled and coordinated viewings based on listings I provided them (this would have been a huge pain to do myself, especially during COVID when I was trying to fit in up to 9 viewings in a single day), provided comps within 24 hours of identifying a property to put an offer down for had a video conference to discuss offer considerations, suggested attorneys/insurance/title companies (not at all pushy), and support to compile all necessary documents for the offer package and board application.I mainly worked with Paula and Leon, and they felt like true professional partners throughout the process. They were very knowledgeable, passionate about their work, and down to earth. Given the volume-based business, they are involved in many more deals per month than the typical broker, so they had a lot of experience (and market data/analyses) but at the same time didnt try to act like they could predict everything 100%. They were responsive, very honest and gave us their thoughts based on experience and recent anecdotes without being pushy.While Leon/Paula couldnt be there for every viewing (they had their own open houses at the same time), they did make sure to be there at the first few to make sure the right questions were being asked, and share their opinions. By the time they couldnt be there, I was comfortable handling the viewings without them. Nonetheless, when they did have some free time, they still made sure to come at the scheduled time to see apartments together.Everything through and after closing went very smoothly. I got the big rebate check in the mail (flexible options) within a few business days after closing and it all landed in my bank account safe and sound. From house search to negotiation, to purchase application, and to the eventual closing, James proved incredibly resourceful and helped me in every step of the way.Just to give an example, because of my personal situation, I had a strong preference for coops with some particular rules. If you know anything about NYC real estate, youd know that coop listings arent transparent at all with their finer building rules. Despite the difficulty, James and his colleagues quickly put together an excel sheet including all the potential matches and inquired each of the listings for more details. Comment: The first thing to know about working with Yoreevo is that there is no catch. It is at least as good as working with any other real estate agent except you get a fat check in the end. During the buying process, they made suggestions on apartment listings and came with me to the viewings. During the negotiation, they provided comps and solid recommendations. Once our offer was accepted, they suggested attorneys and mortgage lenders/brokers and worked with them and me until closing. Once we closed, they sent me a check for 2% of the purchase price (it cleared!).I talked to 3 other agents before settling on Yoreevo:1/ Hauseit/Homedax. Similar to Yoreevo in that they also return 2% on closing, but unlike Yoreevo, you dont know ahead of time who your agent will be as it could be any of their 20 agents (my understanding is Prevu operates in a similar way, but I didnt talk with them). I didnt like not know who I would work with, so I passed.For reference, since the Hauseit vs. Homedax thing can be confusing, here is what they told me. Hauseit is the marketed company name that they use to source clients, but when they go out with clients to make offers on homes, they use the Homedax name. They say that is because sellers agent can be biased against buyers that work with companies that take less than 3% fees and since Homedax is not directly associated with the 2% rebates, it avoids that issue. I was skeptical, but whatever.2/ An independent real estate agent that was intimately familiar with the area I was looking to buy. I think that if you arent getting a significant rebate, this is the best option, particularly if you dont know the area. I wanted to stay in the same neighborhood I was living, so I passed.3/ Compass. Most listing seem to come from Compass in my area (Park Slope) and it is possible that buyers working with Compass agents could get a head start on some new listing, but if that happens, it really isnt in the best interest of the sellers, so I cant imagine it happens that often. Pass.In the end, 2% back sealed the deal, and knowing that I would work directly with one of the founders, Leon and James, sweetened it. I personally worked with Leon as well as Paula and both were very responsive and were just nice. Thanks for everything!

I found their blogs to be fairly useful to understand the quirks of NYC real estate market. While I was doing my research to find a broker about a year ago, I came upon Yoreevos website and was interested in their model. Buying (or selling) an apartment is very expensive and Yoreevos approach to offer a rebate on their commission to the buyer was extremely appealing.As we didnt really know the market, we asked James to assist us in finding a new construction downtown Brooklyn. He patiently spent a few hours with us viewing buildings there and when we realized this wasnt for us, he did not show any frustration that we were not going to buy. The next few months, I emailed back and forth with him to ask questions about apartments in Manhattan that were more aligned with my search and every single time, he was very reactive and super nice. Last August, we finally saw a new listing on Streeteasy that we really liked and he organized the viewing for us.We made an offer and James assisted us in this (tough) negotiation. He defended our best interest and advised us perfectly and our offer was accepted. But James did not stop there, he helped us all along the way (coop application, recommendation for an attorney, recommendation for a mortgage broker) and was so very supportive!We did our final walkthrough yesterday and closed this morning and we are getting a very nice rebate on commission that is going to cover our closing costs, very much appreciated.A+, would blindly recommend James and Yoreevo and will definitely work with him again! Comment: When deciding to sell our Manhattan apartment and analyzing the fees involved, I quickly realized that traditional real estate brokers get paid way too much for what they do (5%-6% all in). I researched alternatives on the Internet and came across Yoreevo.Yoreevo is a full service, professional real estate brokerage firm with incredible customer service. They are changing the industry by offering better service at a lower fee. I called them directly and Leon Goldfeld picked up on a Saturday afternoon and spent an hour speaking with me and answering all my questions about the process, how to prepare the apartment, pricing, marketed the listing, negotiating tactics, etc. I highly recommend talking to Yoreevo before considering Corcoran, Christies, Douglas Elliman etc. Also avoid Hauseit (see my review), Do your research carefully because some firms are not transparent with regards to who they are and to whom they are referring the business.I can say without hesitation that Yoreevos level of service far exceeds the most prestigious firms in NYC. Dont be fooled by the brand names. They dont do anything special. When you hire a real estate broker, you are hiring the person, not the firm. You want someone who is going to stick with you through the entire process. Yoreevo was incredibly responsive and worked very hard through the most difficult market in NY history (COVID) and sold our apartment at a better than expected price. It did take longer than average, but the delays were due to COVID and other events that were beyond their control.Its also important to understand how the real estate brokerage business works. The traditional 5-6% fee is typically split between the buyer and seller (3% each). This is a huge amount and hasnt changed in NYC in decades. The brands and other dynamics which Yoreevo can explain to you help them keep the fees up. This is changing. First, buyer demand is entirely driven by online searches. You can easily search and review pictures and videos online and then request to see the apartment. The buy side brokers really focus on guiding you through the process and help negotiate. There is no reason to pay 3% for buying an apartment that you can easily find online. Yoreevo will rebate two thirds of what they collect to buy an apartment in NYC. And they also charge only 1% to sell an apartment. In general, selling the apartment involves more work than buying, so make sure you hire a motivated and experienced team like Yoreevo.After Yoreevo listed and marketed our apartment they found a represented buyer and negotiated a great above ask price for us. We signed the sale contract, the buyer was not sophisticated and didnt know how the closing process worked. They assumed everything was on autopilot or that their broker (Christies) would stay on top of the details.The Christies broker essentially checked out after the contract was signed. He was incredibly difficult to reach and delegated many tasks to a junior colleague. Be careful because many brokers are just sales people who are there to win the business and then they dont focus on the details. The most frustrating part of the deal was that Christies made more money for doing less work! It was shameful. Yoreevo worked tirelessly to keep the closing on track and had to do some of the work that Christies should have been doing.Finally, we had a previous buyer that couldnt get financing and breached the contract. Yoreevo stuck with us and worked hard to get our apartment sold. Because of COVID Yoreevo effectively sold our apartment twice all for a 1% listing fee. Leon and the team were incredibly responsive and looked out for our best interest even when that meant less chance of selling the apartment. If you want to keep more of your money and have real professionals handle your sale, then give Yoreevo a call. You wont be disappointed.
